Location Questions:
What Locations do you offer rooms in?
All of our properties are situated across Bristol, particularly in the North Bristol area. If you’re looking to be close to the city centre, we have rooms in popular neighbourhoods like Cotham, Redland, Bishopston, and St Andrews. Further afield, we also cover areas including Southmead, Filton, Horfield, Patchway, Bradley Stoke, Fishponds, Downend, Eastville, and Almondsbury.
Can I change locations after I have moved in?
Yes, you can relocated at no charge to any of our houses at anytime, as soon as another room becomes available.

What does the weekly price not include?
While we’re not a hotel or B&B, we’re a fantastic alternative for those looking for something a little different. As such, we don’t provide hotel-style amenities such as towels, robes, toiletries, hairdryers, in room tea-making facilities, or food.
Prices shown on the website are also not inclusive of any discounts. An additional £10 per week discount is applied for bookings of 4 weeks or more.
When and how do I pay?
A non-refundable £60 deposit is required upfront to secure your room, which is then deducted from your total balance. The remaining amount is taken from your card when you move in.
Once you’re settled in, your room is exclusively reserved for you — we don’t advertise it to others. To keep it secured for future weeks, payment must be made no later than Wednesday midday for that Sunday onwards. We recommend booking in 4-week blocks where possible, as this works out cheaper.
Do you accept benefits?
We do accept some benefit payments, it depends on the type of benefit, and how regularly this is paid, and whether it covers the full rent amount. We ask to discuss this with you before we agree to a booking.
Accommodation Questions:
Am I suitable for your accommodation?
Our rooms are available for single occupancy to working professionals and mature students aged 18 and over. We warmly welcome people of all ages, races, genders, sexualities, and backgrounds.
Do you accept students?
We accept mature students of the age of 21.
Can I have a friend/partner/child to stay or visit?
No. Sorry we don’t take couples, and no evening or overnight guests are allowed. This is so as not to put pressure on bathrooms and kitchens. Day visitors are allowed by agreement between 10am and 5pm.
Can I bring my pets with me?
No, Sorry we do not allow our sharers to have pets in our houses. This is due to our high turn over of guests, with the potential for phobias and allergies.
Are your houses suitable for mobility issues?
We have some houses where all facilities are located on the ground floor. However some of our houses are set over multiple floors and the amount of steps may not be suitable. Please give us a call and we can point you to our properties that may be best suited for your needs.
Booking Questions:
Can i book for more than 1 week?
Yes. The minimum booking term is 1 week, however you can initially book up to 4 weeks. After your initial booking period, your room is automatically reserved for you for future weeks, but your reservation isn’t confirmed until payment is received (each Wednesday by midday). You can stay as long as you need (subject to our rules of course!). We offer ultimate flexibility, allowing you to extend your stay with short notice.
How far in advance can i book?
If you are booking a specific house or room, we can only accept bookings a maximum of 4 weeks in advance. This is due to the flexibility that we offer our guests, meaning we often don’t know availability of the rooms until a few days before.
However if you are looking to book more than 4 weeks in advance, you can use the advanced booking calendar on our website. This guarantees you a room, in the Filton / Horfield area, on the date you specify. We contact you around a week before your booking starts to confirm which property we will place you in. We can then relocate you once your preferred room becomes available.
How much notice do i need to give when i leave?
Our flexibility means we only require 4 days notice when you decide to leave. Rather than making a payment to renew your stay, just call, text or email us 4 days prior, to let us know your leaving.
I’m not sure how long I will need the room for, is that a problem?
Not at all, that’s our specialty! We offer complete flexibility with your bookings / payments. For example if you know you want to stay for a couple of months but don’t know your exact dates, you can take advantage of our block booking discount (£10 per week less for 4 weeks or more), and then closer to the end of your stay, you can start paying on a weekly basis until your move date has been confirmed. This is a great solution for people that are between housing.
We wont ever advertise your room for others to book unless you tell us your leaving or fail to make payment to renew.

You will be asked to provide a copy prior to your arrival. You may be asked to show this on arrival to prove that its you who made the booking.
How do you differ from an Air BnB?
- More flexibility than an Air BnB. You don’t have to select a fixed booking period, you can just book for 1 week, and decide each week if you want to extend your booking.
- More competitive pricing
- More included – Not just welcome packages, but free items for the duration of your stay.
- Communal areas cleaned daily and bedroom safety inspections every 4 weeks to ensure standards are kept high.
Can you accommodate last minute bookings?
We can certainly try to accommodate a last minute booking, however it is dependent on when the booking is made and whether we have someone available to move you in. Bookings made after 4pm generally can’t be processed until the next day. Our house managers often have other jobs, and so are not available at all times for move ins, which means we may have to wait or arrange cover, which can take time. However we will always try our best to accommodate.
